Planning by-laws
The Municipality has various planning tools that are intended to maintain the built fabric of the Municipality and the quality of life for all its residents.

Planning Advisory Commitee (CCU)
By virtue of the Land Use Planning and Development Act, each municipality is required to strike a Planning advisory committee, called the CCU or comité consultatif d'urbanisme, which has a mandate to give council an opinion on the various applications for minor exemptions and on the various planning by-laws submitted for approval: the normative by-laws (zoning, subdivision, construction and issuing of permits), the PPU (special planning program), PIIA (the site planning and architectural integration plan), PPCMOI (special projects in construction, modification or use of an immovable), PAE ( the comprehensive development plan), and UC (conditional uses ). The work of the CCU is intended to ensure good management of the municipality and uniform applicationof the various by-laws. In these cases, the CCU is asked to analyze the applications for citizens' projects and to recommend to the council whether they should be accepted or refused, based on the by-laws, the good of the community and similar decisions that have already been made (precedent).
Permits
If you are planning to do any renovations, enlargements, tree-cutting, work on the shoreline, or install a swimming pool or build a shed, don't forget that you must first obtain a permit !
To obtain a permit, you must make an appointment with Stephen Nicholson, building and environment inspector by phone at 819-843-2388 or by email at s.nicholson@municipalite.austin.qc.ca.
When you sumbit the required documents, you should plan on a period of 30 days before your permit is ready.

Sale of lots owned by the municipality
The council will consider the sale of certain lots owned by the Municipality, subject to the following conditions. The prospective buyer:
- makes an offer that is at least equivalent to the current municipal assessment;
- makes a written offer to purchase to the council, accompanied by a deposit;
- agrees to pay the legal costs (which may include the cost of clearing the adjudication if the municipality is the adjudicator, plus the cost for the deed of sale).
Culverts on private property
Landowners along public roads are responsible for maintaining the culverts on their private properties. Water must be able to flow freely through the culverts.
